From time to time, Refinery Square by Berkeley Living introduces exclusive offers designed to make your move even more seamless. Whether its added value at the point of move-in or limited-time incentives, each offer is carefully curated to support you at different stages of your journey with us.
As each offer varies, we have outlined the details, eligibility criteria and any applicable terms below so you have complete clarity on what is included and how to take advantage.
Important: The promotions set out below are separate offers. Applicants may only qualify for the promotion that was confirmed in writing by Berkeley Living as part of their tenancy application. Promotions cannot be combined and no resident may benefit from more than one rent-free promotion in relation to the same tenancy unless Berkeley Living agrees otherwise in writing.
Current Promotion: Four Weeks Rent-Free Offer
1. The Promoter
1.1 This promotion is offered by Berkeley Living Limited of Berkeley House, 19 Portsmouth Road, Cobham, Surrey, KT11 1JG (Berkeley Living, we, our or us).
2. The Promotion
2.1 These Terms and Conditions apply to Berkeley Living's Four Weeks Rent-Free Offer at Refinery Square (the Promotion).
2.2 By applying for or accepting the Promotion, you agree to these Terms and Conditions.
2.3 These Terms and Conditions apply only to the Promotion. Your tenancy will also be subject to the terms of your tenancy agreement.
2.4 This Promotion cannot be used in conjunction with Berkeley Living's First Month Rent-Free Offer or any other rent-free incentive unless Berkeley Living agrees otherwise in writing.
3. Promotion Period
3.1 The Promotion opens at 9:00am on 9 October 2026 and remains available until withdrawn by Berkeley Living.
3.2 Berkeley Living may close the Promotion at any time if all available incentives have been allocated.
3.3 Applications received after the Promotion has closed will not qualify.
3.4 Berkeley Living is not responsible for applications that are delayed, lost, incomplete or not received because of technical or system issues outside its reasonable control.
4. Eligibility
4.1 To qualify for the Promotion, you must:
a) be aged 18 or over;
b) have the legal right to live and rent in the United Kingdom;
c) submit an enquiry or offer form for a participating apartment at Refinery Square during the Promotion Period;
d) receive written acceptance of your offer from the Berkeley Living leasing team;
e) pay any required Holding Deposit;
f) successfully complete all required referencing checks;
g) reserve an apartment included in the Promotion;
h) sign a tenancy agreement for that apartment;
i) have a tenancy commencement date and move-in date within two months of receiving the application invitation from Refinery Square by Berkeley Living; and
j) receive written confirmation from Berkeley Living that the Promotion applies to your tenancy.
4.2 Berkeley Living may decline an application where the applicant does not meet the referencing requirements or any other eligibility requirement set out in these Terms and Conditions.
4.3 The Promotion is available to new applicants only and cannot be applied retrospectively to an existing tenancy unless Berkeley Living agrees otherwise in writing.
5. Availability of the Promotion
5.1 The Promotion is available on selected apartments at Refinery Square only.
5.2 Berkeley Living reserves the right to limit the number of incentives available.
5.3 Incentives will be allocated on a first come, first served basis.
5.4 Reserving an apartment or paying a Holding Deposit does not, by itself, guarantee that the Promotion will be available.
5.5 The Promotion is not secured until the tenancy agreement has been signed, all eligibility requirements have been met and Berkeley Living has provided written confirmation of the incentive.
6. The Rent-Free Incentive
6.1 Eligible residents will receive a rent-free incentive equivalent to four (4) weeks' rent (the Rent-Free Incentive).
6.2 The Rent-Free Incentive will be applied as four separate rent credits, each equivalent to one week's rent.
6.3 Subject to Section 7, one rent credit will be applied during Month 2, Month 3, Month 4 and Month 5 of the tenancy.
6.4 The Rent-Free Incentive applies to rent only.
6.5 All other amounts due under the tenancy agreement remain payable, including:
a) any Holding Deposit;
b) the tenancy deposit;
c) utilities or other household costs; and
d) any other charges payable under the tenancy agreement.
6.6 Berkeley Living will confirm the value and application of the Rent-Free Incentive in writing before the tenancy commences.
7. Rent Account Requirements
7.1 Each weekly rent credit is conditional upon the resident having paid all rent and any other sums due under the tenancy agreement by the applicable due date.
7.2 The resident must not be in rent arrears at the time the relevant rent credit is due to be applied.
7.3 If the resident is in arrears when a rent credit becomes due, Berkeley Living may withhold that credit.
7.4 Any withheld rent credit shall be forfeited and will not be reapplied at a later date unless Berkeley Living agrees otherwise in writing.
8. Six-Month Notice Condition
8.1 The Rent-Free Incentive is conditional on the resident not serving notice to end the tenancy during the first six (6) months following the tenancy commencement date.
8.2 If the resident serves notice to end the tenancy during that six-month period, Berkeley Living may recover the value of any rent credits already applied under the Promotion.
8.3 The amount payable under clause 8.2 will become immediately due and payable when notice is served.
8.4 Berkeley Living may issue an invoice for the amount due. The resident must pay that invoice in accordance with the payment instructions and payment deadline stated on the invoice.
9. Additional Conditions
9.1 The Rent-Free Incentive is non-transferable and cannot be transferred to another person, apartment or tenancy.
9.2 No cash alternative is available.
9.3 The Rent-Free Incentive cannot be used towards:
a) a Holding Deposit;
b) a tenancy deposit;
c) damage charges;
d) utility charges; or
e) any other amount due under the tenancy agreement.
9.4 Where a tenancy is held jointly, only one Rent-Free Incentive will apply to the apartment and tenancy as a whole.
9.5 Applicants are responsible for ensuring that all information supplied in connection with the Promotion is complete and accurate.
9.6 Berkeley Living may withhold or withdraw the Promotion where:
a) the eligibility requirements have not been met;
b) false, incomplete or misleading information has been provided;
c) the Promotion has been obtained fraudulently; or
d) the applicant has otherwise breached these Terms and Conditions.
10. Relationship With the Tenancy Agreement
10.1 These Terms and Conditions apply only to the Rent-Free Incentive. They do not replace the tenancy agreement or remove any of the residents obligations under it.
10.2 The resident must continue to comply with all terms of the tenancy agreement, including any obligations relating to the payment of rent, use of the apartment and conduct within the building.
10.3 The Rent-Free Incentive and the six-month notice condition should be confirmed in writing as part of the tenancy documentation or in a separate incentive confirmation.
10.4 If there is any inconsistency between these Terms and Conditions and a written incentive confirmation issued by Berkeley Living, the written incentive confirmation will apply specifically in relation to the Rent-Free Incentive.
11. Changes to the Promotion
11.1 Berkeley Living may amend, suspend or withdraw the Promotion where reasonably necessary because of circumstances outside its reasonable control.
11.2 Any amendment, suspension or withdrawal will not affect a Rent-Free Incentive that Berkeley Living has already confirmed in writing for an eligible resident.
11.3 Any changes to the Promotion will be communicated through the relevant marketing channels or directly to affected applicants, where appropriate.
12. Liability
12.1 Nothing in these Terms and Conditions excludes or limits Berkeley Livings liability where it would be unlawful to do so.
12.2 Subject to clause 11.1, Berkeley Living will not be responsible for any loss that could not reasonably have been expected when the applicant entered the Promotion.
12.3 Nothing in these Terms and Conditions affects the residents statutory rights.
13. Data Protection
13.1 Personal information provided in connection with the Promotion will be processed in accordance with Berkeley Livings Privacy Policy.
13.2 Personal information may be used for:
a) checking an applicants eligibility;
b) administering the Promotion;
c) completing referencing and tenancy checks;
d) managing the related tenancy application; and
e) meeting Berkeley Livings legal and regulatory obligations.
14. General
14.1 If any part of these Terms and Conditions is found to be invalid or unenforceable, the remaining terms will continue to apply.
14.2 A delay by Berkeley Living in enforcing any provision of these Terms and Conditions will not prevent Berkeley Living from enforcing that provision at a later date.
14.3 These Terms and Conditions, together with the written incentive confirmation, set out the agreement between the resident and Berkeley Living in relation to the Promotion.
14.4 These Terms and Conditions are governed by the laws of England and Wales.
Previous Promotion: First Month Rent-Free Offer
1. The Promoter
1.1 This promotion is offered by Berkeley Living Limited of Berkeley House, 19 Portsmouth Road, Cobham, Surrey, KT11 1JG (Berkeley Living, we, our or us).
2. The Promotion
2.1 These Terms and Conditions apply to Berkeley Livings First Month Rent-Free Offer at Refinery Square (the Promotion).
2.2 By applying for or accepting the Promotion, you agree to these Terms and Conditions.
2.3 These Terms and Conditions apply only to the Promotion. Your tenancy will also be subject to the terms of your tenancy agreement.
3. Promotion Period
3.1 The Promotion opens at 9:00am on 15 September 2026 and closes at 11:59pm on 31 October 2026 (the Promotion Period).
3.2 Berkeley Living may close the Promotion before 31 October 2026 if all available incentives have been allocated.
3.3 Applications received after the Promotion has closed will not qualify.
3.4 Berkeley Living is not responsible for applications that are delayed, lost, incomplete or not received because of technical or system issues outside its reasonable control.
4. Eligibility
4.1 To qualify for the Promotion, you must:
a) be aged 18 or over;

4.2 Berkeley Living may decline an application where the applicant does not meet the referencing requirements or any other eligibility requirement set out in these Terms and Conditions.
4.3 The Promotion is available to new applicants only and cannot be applied retrospectively to an existing tenancy unless Berkeley Living agrees otherwise in writing.
5. Availability of the Promotion
5.1 The Promotion is available on selected apartments at Refinery Square only.
5.2 A maximum of ten (10) rent-free incentives are available.
5.3 The available incentives will be allocated on a first come, first served basis.
5.4 For the purposes of clause 5.3, an applicants place will be determined by the date and time on which:
a) all eligibility requirements in clause 4.1 have been completed; and
b) Berkeley Living confirms the incentive in writing.
5.5 Reserving an apartment or paying a Holding Deposit does not, by itself, guarantee that the Promotion will be available.
5.6 The Promotion is not secured until the tenancy agreement has been signed, all eligibility requirements have been met and Berkeley Living has provided written confirmation of the incentive.
5.7 Once all ten (10) incentives have been allocated, the Promotion will close and no further applications will be accepted, even if this happens before the advertised closing date.
6. The Rent-Free Incentive
6.1 Eligible residents will receive an incentive equal to one months rent, calculated using the monthly rent stated in the qualifying tenancy agreement (the Rent-Free Incentive).
6.2 The Rent-Free Incentive will be applied to the first month of the tenancy. The resident will not be required to pay the monthly rent stated in the tenancy agreement for that month.
6.3 The Rent-Free Incentive applies to rent only.
6.4 All other amounts due under the tenancy agreement remain payable, including:
a) any Holding Deposit;
b) the tenancy deposit;
c) utilities or other household costs; and
d) any other charges payable under the tenancy agreement.
6.5 Berkeley Living will confirm the value and application of the Rent-Free Incentive in writing before the tenancy commences.
7. Six-Month Notice Condition
7.1 The Rent-Free Incentive is conditional on the resident not serving notice to end the tenancy during the first six (6) months following the tenancy commencement date.
7.2 If the resident serves notice to end the tenancy during that six-month period, the full value of the Rent-Free Incentive will become immediately due and payable when notice is served.
7.3 The amount payable under clause 7.2 will be equal to the full amount of the first months rent that was waived under the Promotion.
7.4 Berkeley Living may issue an invoice for the amount due. The resident must pay that invoice in accordance with the payment instructions and payment deadline stated on the invoice.
7.5 Nothing in these Terms and Conditions prevents a resident from exercising any statutory or contractual right to serve notice. However, serving notice during the first six months will result in the Rent-Free Incentive becoming repayable in accordance with this section.
7.6 For a joint tenancy, the Rent-Free Incentive applies once to the tenancy as a whole and not separately to each resident.
7.7 Where notice served by a joint resident has the effect of ending the tenancy during the first six months, the Rent-Free Incentive will become repayable in accordance with clause 7.2.
7.8 Where there is a joint tenancy, responsibility for repayment of the Rent-Free Incentive will be subject to the terms of the tenancy agreement and any written incentive confirmation provided by Berkeley Living.
8. Additional Conditions
8.1 The Rent-Free Incentive is non-transferable and cannot be transferred to another person, apartment or tenancy.
8.2 No cash alternative is available.
8.3 The Rent-Free Incentive cannot be used towards:
a) a Holding Deposit;
b) a tenancy deposit;
c) damage charges;
d) rent arrears;
e) utility charges; or
f) any other amount due under the tenancy agreement.
8.4 The Promotion cannot be used with any other discount, offer, incentive or promotion, including Berkeley Living's Four Weeks Rent-Free Offer, unless Berkeley Living agrees otherwise in writing.
8.5 Where a tenancy is held jointly, only one Rent-Free Incentive will apply to the apartment and tenancy as a whole.
8.6 Applicants are responsible for ensuring that all information supplied in connection with the Promotion is complete and accurate.
