Berkeley Living Promotional Offer Terms and Conditions

From time to time, we introduce exclusive offers designed to make your move even more seamless. Whether its added value at the point of move-in or limited-time incentives, each offer is carefully curated to support you at different stages of your journey with us.

As each offer varies, we have outlined the details, eligibility criteria and any applicable terms below so you have complete clarity on what is included and how to take advantage.

 

Refer a Friend Terms and Conditions:

  1. THE PROMOTER
    1. The Promoter is Berkeley Living Limited of Berkeley House, 19 Portsmouth Road, Cobham, KT11 1JG (the Promoter).
       
  2. TERMS
    1. These standard terms and conditions (Terms) constitute the entire agreement between a Resident and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.
    2. These Terms apply to the Promotion and by submitting an Entry you are agreeing to be bound by these Terms.
       
  3. PROMOTION PERIOD
    1. The Promotion shall be open from 9:00 on 23rd June 2026  (the Opening Date) and close at 23:59 on 31st December 2026 (the Closing Date). Promotion periods will vary by property and unit type and will be communicated separately for each asset.
    2. To enter the Promotion and to be eligible for a Reward, you must have completed and/or met all requirements at section 4 below as determined at the sole discretion of the Promoter by the Closing Date. (Entry and Entries shall have the same meaning).
    3. All Entries (i) received after the Closing Date, and/or (ii) that do not meet all Eligibility Requirements are automatically disqualified.
    4. The Promoter will not accept:
      1. responsibility for Entries that are lost, mislaid, damaged or delayed in transit, regardless of cause, including, for example, as a result of any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind; or
      2. proof of transmission as proof of receipt of Entry to the Promotion.
         
  4. ELIGIBILITY
    1. For the Referrer to qualify for the Reward, the Referrer must have notified the Berkeley Living team in writing of the referral and also meet the following criteria (Qualifying Referral): -
      1.  Referrer: A Referrer is a Berkeley Living resident who has an active tenancy agreement at a Berkeley Living property.
      2. Has referred a Referred Friend by passing the referral to the team at Berkeley Living
    2. Referred Friend.  The Referred Friend must
      1. Mention the referral at the start of the lead application
      2. Enter into a Tenancy Agreement with the Promoter at a participating Berkeley Living property
      3. Complete all associated paperwork and pass any checks required by the Promoter and
      4. Pay their first full month of Rent and deposit.
      5. Move into the participating Berkeley Living property.
    3. Any terms not defined in these Terms shall have the same meaning as defined in your contract with Berkeley Living
    4. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.
    5. By making a Qualifying Referral, you are agreeing to be bound by these Terms.
    6. The Promoter may require you to provide proof that you are eligible for the Reward, and by applying for the Reward, you confirm that you are eligible to do so.
  1. THE PROMOTION
    1. The Referrer who refers a Referred Friend in a qualifying apartment at the participating property, and the Referred Friend takes residence before the Closing Date stated in PROMOTION PERIOD will be eligible for a 250 Voucher.
    2. The offer is available while stocks last. Please check with your property representative for further information on selected apartments and concession amounts applicable. Referred to as the Promotion.
    3. Residents who are eligible are responsible for all other costs and arrangements associated with their Tenancy Agreement, including any necessary travel documents, passports and visas.
  1. PARTICIPATING PROPERTIES
    1. The Berkeley Living Properties participating in this special offer are Foundry Yard, Navigator Place, The Watermint, and Refinery Square.
    2. The unit types eligible for the offer will be clearly stated in each propertys promotional materials and confirmed in writing by the leasing team at the time of offer acceptance.
  2. LIMITATION OF LIABILITY
    1. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/or Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.
    2. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward.
  3. GENERAL
    1. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law. Each Resident acknowledges and agrees that any failure to comply with these Terms could lead to the Promoter disqualifying that person, without the Promoter giving any reason for such disqualification or granting any opportunity for challenge.
    2. The Promoter reserves the right to cancel or amend all or any part of the Promotion and/or Terms without notice and at its sole discretion where it becomes necessary to do so, including for any event that is outside of the Promoters reasonable control. Any changes to these Terms, or cancellation of the Promotion, will be posted on the Promoters website or communicated through relevant property marketing channels. It is the responsibility of entrants to keep themselves informed as to any changes to these Terms.
    3. This Promotion is subject to limited availability and will be available on a first come first served basis. The Rewards are not transferable to another individual and no cash or other alternatives will be offered.
    4. The reward cannot be redeemed in conjunction with any other offer or promotion.
    5. These Terms and any dispute or claim arising out of or in connection with them or their subject matter (including the Promotion), existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims) shall be governed by the laws of England and Wales.
    6. The Courts of England shall have exclusive jurisdiction in relation to any dispute or claim arising out of or in connection with these Terms or their subject matter, existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims).

 

Horlicks Quarter Refer a Friend Terms and Conditions:

  1. THE PROMOTER

      4. Show proof of address with a current driver's licence or utility bills.
    2. Referred Friend.  The Referred Friend must
      1. Mention the Name, Email address and Address of the Referrer
      2. Enter into a Tenancy Agreement with the Promoter at a participating Berkeley Living property
      3. Complete all associated paperwork and pass any checks required by the Promoter and
      4. Pay their first full month of Rent and deposit.
      5. Move into the participating Berkeley Living property.
    3. Any terms not defined in these Terms shall have the same meaning as defined in your contract with Berkeley Living
    4. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.
    5. By making a Qualifying Referral, you are agreeing to be bound by these Terms.

These standard terms and conditions (Terms) constitute the entire agreement between a Referrer and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.
    2. These Terms apply to the Promotion and by submitting an Entry you are agreeing to be bound by these Terms.

    1. The Promotion shall be open from 9:00 on 3rd August 2026  (the Opening Date) and close at 23:59 on 30th November 2026 (the Closing Date). Promotion periods will vary by property and unit type and will be communicated separately for each asset.
    2. To enter the Promotion and to be eligible for a Reward, you must have completed and/or met all requirements at section 4 below as determined at the sole discretion of the Promoter by the Closing Date. (Entry and Entries shall have the same meaning).
    3. All Entries (i) received after the Closing Date, and/or (ii) that do not meet all Eligibility Requirements are automatically disqualified.
    4. The Promoter will not accept:

  4. ELIGIBILITY
    1. The Promotion is open to people who have completed and met all the below nine (9) requirements (Eligibility Requirements): -
      1.  Have submitted an enquiry/offer form at the participating property before the Closing Date; and
      2. Have received a written acceptance of your offer form from the leasing team; and
      3. Paid your Holding Commitment; and
      4. Be aged 18 or over; and
      5. Have the legal right to live and rent in the UK.
      6. If referencing criteria is not met and passed, then we reserve the right to decline the offer; and
      7. The Contract start date/move-in date must fall within the qualifying period specified in the applicable property marketing materials.
      8. Remain in continuous occupation of the property for a minimum period of six (6) months from the tenancy start date.
      9. Comply with all terms of the tenancy agreement, including payment of rent and adherence to building and community policies.
    3. The offer is available to Residents entering into a new tenancy agreement at participating Berkeley Living developments.
    4. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and/or Tenancy Agreement.
    5. The Promoter may require you to provide proof that you are eligible for the Reward, and by applying for the Reward, you confirm that you are eligible to do so.
    6. There is a limit of one Entry to the Promotion, per apartment. Entries on behalf of another person or apartment will not be accepted. The Resident cannot use this Reward offer in conjunction with other offers.
  1. THE PROMOTION
    1. The Resident will receive one (1) 200 John Lewis voucher (the Voucher) when they use/or quote the promotional code STE200 at the point of initial enquiry or reservation and provide formal proof that they work at the Slough Trading Estate.
    2. The promotional code must be quoted before or at the time of reservation; retrospective claims will not be accepted.
    3. The offer is available while stocks last. Please check with your property representative for further information on selected apartments and concession amounts applicable. Referred to as the Promotion. 
    4. Once all Vouchers have been allocated, the offer will cease without notice.
    5. The offer is subject to availability and may be withdrawn at any time.

    2. The unit types eligible for the offer will be clearly stated in each propertys promotional materials and confirmed in writing by the leasing team at the time of offer acceptance.
  2. VOUCHER ISSUE AND FULFILMENT
    1. The Voucher will only be issued once all qualifying criteria set out in Section 4 have been met.
    2. Vouchers will typically be issued after move-in and may be subject to an administrative processing period.
    3. If the tenancy is terminated, surrendered, or breached before the end of the six-month qualifying period, the customer will forfeit the Voucher and no alternative will be provided.
    4. Berkeley Living reserves the right to withhold or cancel the Voucher where eligibility criteria are not met or where fraud, misuse, or breach of terms is suspected.
  3. VOUCHER CONDITIONS
    1. The Voucher is non-transferable, non-exchangeable, and no cash alternative is available.
    2. Use of the Voucher is subject to the terms and conditions of the issuing provider (John Lewis).
    3. Berkeley Living accepts no responsibility for lost, stolen, expired, or misused Vouchers once issued.

    b. Data may be shared with third-party voucher providers solely for the purpose of administering the offer.

      2. To enter the Promotion and to be eligible for a Reward, you must have completed and/or met all requirements at section 4 below as determined at the sole discretion of the Promoter by the Closing Date. (Entry and Entries shall have the same meaning).
      3. Applications submitted outside of the Promotion Period will not qualify for the Promotion.
        d. The Promoter will not accept responsibility for applications that are lost, mislaid, delayed or incomplete as a result of technical failures or other circumstances beyond its reasonable control.
      4. e. The Promoter will not accept responsibility for applications that are lost, mislaid, delayed or incomplete as a result of technical failures or other circumstances beyond its reasonable control.
        Proof of submission will not be accepted as proof of receipt.
    4. ELIGIBILITY
      1. The Promotion is open to people who have completed and met all the below requirements (Eligibility Requirements): -
        1.  Attend the Refinery Square Open House event on 5 September 2026; and
        2. Submit an application for a qualifying apartment at Refinery Square during the Open House event on 5 September 2026; and
        3. Receive written acceptance of their application from the leasing team; and
        4. Pay any required Holding Commitment; and
        5. Be aged 18 or over; and
        6. Have the legal right to live and rent in the United Kingdom; and
        7. Successfully pass Berkeley Living's referencing and eligibility checks; and
        8. Have a tenancy start date (move-in date) on or before 30 November 2026; and
        9. Remain in continuous occupation of the property for a minimum period of six (6) months from the tenancy start date; and
          x. Comply with all terms of the tenancy agreement, including payment of rent and adherence to building and community policies.
      3. The promotion is available only to Residents entering into a new tenancy agreement at Refinery Square by Berkeley Living.
      4. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and/or Tenancy Agreement.
      5. The Promoter may require you to provide proof that you are eligible for the Reward, and by applying for the Reward, you confirm that you are eligible to do so.
      6. There is a limit of one (1) award per apartment.
        g. The Promotion cannot be used in conjunction with any other offer, incentive, concession or promotion unless otherwise confirmed in writing by the Promoter.
    1. THE PROMOTION
      1. The Resident will receive one (1) 200 GBP John Lewis voucher (the Voucher) where they Submit an application for a qualifying apartment during the Refinery Square Open House event on 5 September 2026;
      2. Meet all Eligibility Requirements set out in Section 4; and complete their move into the property on or before 30 November 2026.
      3. Applications made before or after the Open House event on 5 September 2026 will not qualify for the Promotion.
      4. The Promotion applies only to selected apartments, subject to availability.
      5. The Promotion is available while stocks last.
      6. Once all Vouchers have been allocated, the Promotion will cease without notice.
      7. The Promotion may be amended, suspended or withdrawn at the Promoter's discretion.
    1. PARTICIPATING PROPERTIES
      1. The Berkeley Living Properties participating in this special offer include Refinery Square.
      2. Eligible apartments will be identified in promotional materials and confirmed by the leasing team.
    2. VOUCHER ISSUE AND FULFILMENT
      1. The Voucher will only be issued once all qualifying criteria set out in Section 4 have been met.
      2. Vouchers will typically be issued after move-in and may be subject to an administrative processing period.
      3. If the tenancy is terminated, surrendered, or breached before the end of the six-month qualifying period, the customer will forfeit the Voucher and no alternative will be provided.
      4. Berkeley Living reserves the right to withhold or cancel the Voucher where eligibility criteria are not met or where fraud, misuse, or breach of terms is suspected.
    3. VOUCHER CONDITIONS
      1. The Voucher is non-transferable, non-exchangeable, and no cash alternative is available.
      2. Use of the Voucher is subject to the terms and conditions of the issuing provider (John Lewis).
      3. Berkeley Living accepts no responsibility for lost, stolen, expired, or misused Vouchers once issued.
    1. LIMITATION OF LIABILITY
      1. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/or Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected. 
      2. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward. 

    2. DATA PROTECTION

      a. Personal data provided in connection with this promotion will be processed in accordance with Berkeley Livings Privacy Policy.
      b. Data may be shared with third-party voucher providers solely for the purpose of administering the offer. 

      1. GENERAL
        1. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law. Each Resident acknowledges and agrees that any failure to comply with these Terms could lead to the Promoter disqualifying that person, without the Promoter giving any reason for such disqualification or granting any opportunity for challenge.
        2. The Promoter reserves the right to cancel or amend all or any part of the Promotion and/or Terms without notice and at its sole discretion where it becomes necessary to do so, including for any event that is outside of the Promoters reasonable control. Any changes to these Terms, or cancellation of the Promotion, will be posted on the Promoters website or communicated through relevant property marketing channels. It is the responsibility of entrants to keep themselves informed as to any changes to these Terms.
        3. This Promotion is subject to limited availability and will be available on a first-come, first-served basis. The Rewards are not transferable to another individual and no cash or other alternatives will be offered.
        4. The reward cannot be redeemed in conjunction with any other offer or promotion.
        5. These Terms and any dispute or claim arising out of or in connection with them or their subject matter (including the Promotion), existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims) shall be governed by the laws of England and Wales.
        6. The Courts of England shall have exclusive jurisdiction in relation to any dispute or claim arising out of or in connection with these Terms or their subject matter, existence, negotiation, validity, termination or enforceability (including non-contractual disputes or claims).
