Applications, Referencing and Payments
The amount you need to pay before moving in depends on the apartment, rent amount, deposit option and any agreed charges linked to your tenancy. Typically, this may include a holding deposit, your first rent payment and either a traditional deposit or an approved alternative deposit option. Our team will confirm the full move-in cost and payment timings clearly before you proceed.
Once you’ve chosen your Berkeley Living apartment, we’ll ask for a holding deposit via debit or credit card to reserve your new home and remove it from the market while we complete the application process. Our team will guide you through the next steps, including referencing, Right to Rent checks and move-in payments with help from our leasing team. More details on this can be found below.
After you reserve an apartment, you’ll be asked to complete your application and provide the information needed for referencing. This usually includes identity checks, Right to Rent checks, affordability assessment and any supporting documents required by our referencing partner. Once everything is approved and your move-in payments are complete, we’ll confirm the final arrangements for your move-in day.
You’ll usually need to provide proof of identity, evidence of your Right to Rent in the UK and information to support your affordability and referencing checks. Depending on your circumstances, this may include employment details, income evidence, savings evidence, landlord references or guarantor information. Yes, international residents can apply to rent with Berkeley Living, provided they can complete the required referencing and Right to Rent checks. If you’re moving to the UK or have recently arrived, please speak to our team as early as possible so we can explain what evidence may be needed for your application.
As part of referencing, we assess whether the rent is affordable based on applicant income or other eligible financial evidence. As a guide, employment income is usually assessed at 30 times the monthly rent. For example, if the monthly rent is £2,500, your household will need to provide proof of £75,000 total combined annual income. Meanwhile other income, such as guarantor income, or savings income, may be assessed at 36 times the monthly rent. In that same example, the requirement would need to be £90,000 in proof of savings, guarantor’s annual income or self-employment income. We’ll confirm the exact requirements during your application.

In some cases, a guarantor may be considered as part of your application. The guarantor would also need to complete referencing and meet the relevant affordability and eligibility requirements. They must be UK-based and prove either savings or income of 36x the monthly rent. For example, if the monthly rent is £2,500, your guarantor would need to provide proof of £90,000 total combined annual income or savings. Students may be able to apply to rent with Berkeley Living, provided the application can meet our referencing, affordability and Right to Rent requirements. Depending on your circumstances, you may need to provide evidence of income, savings or a suitable guarantor.
Referencing is usually completed within 24 to 72 hours from receiving all required information including documentation and any necessary follow up questions answered. We’ll keep you updated throughout the process.
No, all required referencing, Right to Rent checks, signed tenancy documents and move-in payments must be completed before you can move into your Berkeley Living apartment. This helps protect you, the landlord and the wider community by making sure everything is in place before your tenancy starts.
If your application is declined, our team will explain the next steps based on the information available to us and our referencing partner. Depending on the reason, there may be limited options to provide additional evidence, add a guarantor or choose a different route, but this cannot be guaranteed.
You can choose to pay a traditional cash deposit, which is usually equivalent to five weeks’ rent for most tenancies, or you may be able to use Reposit as an alternative deposit option. Reposit allows eligible residents to pay a smaller, non-refundable upfront fee instead of a larger cash deposit. At the end of your tenancy, you remain responsible for any unpaid rent, damage or charges that may be due.
Your first rent payment and any agreed move-in monies must be paid before you move in. Ideally, we ask for payment at least 10 days before your move-in date, as this gives enough time to complete final checks and prepare your handover smoothly. We understand this may not always be possible, especially where move-in timings are shorter, so our team will confirm the amount due and the latest payment deadline as part of your move-in process.
We’ll always try to work with your preferred move-in date where possible. Move-in dates depend on apartment availability, property team availability, completion of referencing, signed tenancy documents and cleared move-in payments. The team will confirm the earliest available date once your application is progressing.
Your Home and Community
When you rent with Berkeley Living, you get a professionally managed home in a thoughtfully designed rental community, with access to selected resident amenities, on-site support and high-speed broadband (typically a 150mb base package) included in your monthly rent. Exact features and amenities vary by development, so our team will talk you through what’s included at your chosen community.
Yes, Berkeley Living offers both furnished and unfurnished homes, depending on availability. Furnished apartments include a carefully selected furniture package. Typical furniture includes bed frame, mattress, nightstands, chest of drawers, table, chairs, sofa, coffee table and TV stand. If furniture is important to you, please ask what is included in the specific apartment you are considering.
Yes, high-speed fibre optic broadband is included in your monthly rent and will be ready for you when you move in. If you need a faster speed or a different package, upgrade options may be available at your own cost and can be discussed directly with the broadband provider.
Utilities and council tax are not included within your rent. Our team will explain what is included in your monthly rent (Wi-Fi only) and what you’ll need to arrange separately before you move in, such as electricity, water, council tax or any optional upgrades.
Many Berkeley Living apartments include a private balcony, and residents may also have access to shared outdoor amenity spaces or roof terraces, depending on the development. Please contact us to discuss the outdoor space available with specific apartments.

Yes, Berkeley Living communities have a professional on-site management team available to support residents. The team is usually based around the concierge area. Opening hours vary by community and will be confirmed in your home user guide.
Yes, when you move into your Berkeley Living home, you’ll receive a Home User Guide with useful information about your apartment, community and resident services. It includes the key details you need to know, such as how to contact the on-site team, how to report maintenance issues, what to do in an emergency, how building access works and other helpful information about living in your community.
Yes, out-of-hours support is available for emergency situations. Contact details are provided to residents at each community. For non-urgent issues, our on-site management team will respond during their normal working hours.
If something in your apartment or community needs attention, you can report it to the on-site management team or through the resident support process confirmed when you move in. Emergency issues should be reported through the out-of-hours route if they happen outside normal working hours.
You can download the Berkeley Living resident app to manage your home more easily while you’re on the go. The app lets you access key resident services, including paying your rent and submitting maintenance requests from your phone. It’s available on the Apple App Store here and on Google Play here.
